Our Services

The purpose of a property inspection is to inform and alert the client of the current condition at the time of the inspection, including any minor and major deficiencies of the property. We serve the Chicagoland area and surrounding suburbs.

What We Do:

After clients sign the inspection agreement form (before inspection) that details information about the inspection, the inspector will conduct a limited visual inspection of the property that will take approximately 2 to 4 hours to complete. The duration of the inspection may vary depending on size, complexity, and age of the home. The inspector will be very sensitive to the needs of first time buyers and will do their very best to answer any questions clients may have about the inspection observations. In fact, we welcome any questions clients have even after moving in. The inspection is not a contract, warranty or insurance. It is an evaluation and observation of property defects.

What We Do Not Do:

We do not report on past conditions that appear corrected. We do not inspect for latent defects. Therefore, clients should obtain a copy of the seller’s disclosure statement. We do not inspect building codes, soil analysis, adequacy of design, capacity, efficiency size, value, flood plain location, pollution, environmental hazard, unless contracted to do so separately. We do not add or change inspection reports after the inspection. We do not allow anyone else to use or rely on the report without prior written consent of the client. We do not make any oral representations that are different from, or in addition to what is written on the report.

Code of Ethics/Integrity

We are dedicated to serving our clients, and will always provide a high quality of inspections for our clients’ satisfaction based on the ASHI standards of practice. We are not affiliated with any construction business, real estate/broker agency, or real estate lawyers. We will not accept any compensation for my services from anyone other than the client. We will not disclose the inspection report to anyone or other parties without the approval of my clients.

RESIDENTIAL INSPECTION:

We will create a comprehensive and detailed inspection report and include any parts of interior and exterior systems that are not functioning, needing repairs and apparent hazards at the time of inspection. Evaluation of properties and generated inspection reports may be created for home buyers, sellers, investors, and realtors. A computerized summary report including photos of minor and major deficiencies will be available for clients to view upon completion of the report. The computerized reports will include the condition of the foundation, basement, electrical, plumbing, water heater, heating and cooling, kitchen, built-in appliances, general exterior, roof, gutters, chimney, drainage, and grading. The inspection report is typically sent within 24 hours after the inspection. Inspection reports should be thoroughly read by clients in order to avoid the costly mistake of purchasing a home with major defects. 

My Inspection Report

We will conduct a limited visual inspection on the readily accessible areas of single property houses, condominiums, townhouses, and multi-unit buildings, to inform and alert the client on the current condition and major deficiencies of the property. Inspector will identify issues with properties for potential buyers and sellers and recommend repairs. The inspector will work on your behalf to ensure you have the pertinent unbiased information before making that important purchase.
